How Our Process Works

Valuation of a Home

Valuation

  • Meet in person or online to discuss your goals and objectives including the value of your home and selling timelines. We will discuss strategy, market conditions and how to sell your home quickly and for top value.
  • We will schedule a time to walk comparable properties in your neighborhood. This is an opportunity for you to get a better idea of how your home stacks up in today’s market in order to better prepare it for sale.
  • Team Lee will walk your home with you to create a punch list of items to possibly repair, rearrange, declutter, depersonalize and clean in order to show off your home’s best features and maximize curb appeal.
Real Estate Preparation for Selling Home

Preparation

  • We will go through the list with you and divide up the tasks. We are always willing to help and never afraid to get our hands dirty. Whatever it takes to get your home ready, we will make it happen.
  • Team Lee will coordinate and pay for as needed a pest inspection and repairs, a landscaper to do a yard cleanup, a painter to do light touch up, a carpet cleaner and housekeeper.
  • We do diligent research, even up to the last minute to ensure our pricing is spot on.

Marketing a Home for Sale

Marketing

  • We hire and pay for a professional photographer and videographer to ensure the pictures of your home are as impressive as possible.
  • We pay for web ads that target buyers looking in your area and home’s price point. Your home’s ad will be seen on social media platforms, search engines and web pages.
  • We create and pay for a flyer to be emailed out to all licensed Realtors in our target marketing areas, even as far as the Bay Area.
  • We personally work any and all Open Houses. No one has more of a vested interest in selling your home than a Listing Agent or their team.
Home Sold in Northern CA

Sold

  • We will make sure that we thoroughly and professionally review any purchase agreement package you receive for your home. We will run analysis on each offer to make sure you’re taking the very best offer for your specific needs.
  • We will explain and discuss all documents and disclosures required of you. We want to ensure you fully understand everything you’re filling out and signing.
  • We will attend the appraisal of your home and create an appraisal package to give the appraiser. This package highlights the strengths of your home, the neighborhood, what homes were used as comparable properties and why we chose the price.
  • We will schedule and attend the signing of the seller’s document at the escrow office to ensure everything is correct and handled to your satisfaction.
  • On the day of closing we will communicate with you throughout the day and be the first people to congratulate you on the sale of your home.
